Valley Innovation Park
Location: Shady Elm Road, near to-be-completed Renaissance Drive connectorValley Innovation Park is a 147 acre industrial property in Frederick County, Virginia, located just 1 mile from Interstate 81. Renaissance Drive, a state-maintained road under construction, will intersect the property, connecting Route 11 to Shady Elm Road. Anticipated completion of Renaissance Drive is late 2024.
The first section of the property, Shady Elm, offers three graded, pad ready industrial sites for purchase or lease. The second section, Renaissance, is a 1.4 million square foot graded, pad ready industrial development site. The site fronts CSX rail and dedicated rail is possible. Enhanced utilities, including 30MW of power and increased water and sewer capacity, can accommodate biotech, advanced manufacturing, and other industrial users. Tradeport 81
Location: Graystone Industrial Park, east of I-81 at Exit 317
Tradeport 81 is comprised of two (2) industrial buildings totaling 782,780 square feet. The site is located at Exit 317 of I-81, with easy access to Routes 37 and 11, and adjacent to Winchester & Western Railroad. The Class A project features high ceilings, multiple loading capabilities, and is zoned M1. Learn more here.
One Logistics Park
Location: Route 50 East, near Tri-State Nissan, backing to Winchester Regional Airport
One Logistics Park is a $150 million, 2.7 million-square-foot industrial complex located on the east side of Frederick County. Horizontal development is being completed by Wickshire Industrial, vertical by The Meridian Group, and leasing inquiries by Colliers International. Learn more here.
Winchester Regional Airport
Location: Airport Road, business park accessible via Rt. 522S and Rt. 50E
Progress continues on the Airport Terminal of the Future at Winchester Regional Airport. The project enhances the region’s aerospace capabilities with leasable tenant space, a multipurpose business center, and 24/7 secure access. Coupled with an aircraft parking apron that is ready for advanced and electric aircraft, the new terminal will ensure the airport will meet the aviation needs of the Shenandoah Valley for decades to come.

HP Hood
Location: Hood Way, I-81 Exit 310HP Hood LLC will invest more than $83.5 million to expand its dairy processing operations in Frederick County. The expansion project includes upgrades to production and packaging equipment and construction of additional cooler and warehouse space. The project will enable the company to further grow its business while continuing to provide a local market for Virginia dairy farms through its milk cooperative network which includes the Dairy Farmers of America and the Maryland & Virginia Milk Producers Cooperative Association.
WCS Logistics
Location: Brooke Road, Fort Collier Industrial Park
WCS Logistics, a Winchester Cold Storage company, is investing $27 million to expand in Frederick County. The company is building a new 83,000-square-foot cold storage facility with the capacity for over 13,000 pallets to meet increasing demand. Winchester Cold Storage offers a wide range of storage options, including freezer, cooler, controlled atmosphere, tempering, climate control, dry storage, office space, lease, and build to suit. The project will create more than 15 new jobs.

ZM Sheet Metal
Location: Stonewall Industrial ParkZM Sheet Metal, a Frederick County manufacturer of heating, ventilation, and air conditioning (HVAC) steel components, plans to build a new 160,000 sq. ft. facility on 23 acres near its current facility in Stonewall Industrial Park. The production facility has capacity for up to 300 employees and will allow for continued modernization in positioning the company for continued long-term advancements.
